Make Money With Tax Foreclosure Properties

25 March 2010 Categories: general

In these economic times there is still a way to make money with real estate.  You can learn how to make money with tax foreclosure properties.  Tax foreclosure properties are properties that are being foreclosed due to tax liens.  Those who are delinquent on taxes will have their taxes sold and eventually their property is sold to pay the bill.  These tax foreclosure properties are more prevalent than ever and are available in every state in the country so you can choose the exact location you want.

Tax foreclosure properties are a great investment.  The properties can often be purchased for as little as just 3% to 10% of market value making them an investment lovers dream.  Anyone can learn how to purchase tax foreclosure properties.  The process is not difficult to learn and understand.  Once you learn how to buy tax foreclosure properties you’ll be able to start making money right away.

The process of learning about tax foreclosure properties is an easy one.  You can learn quite a bit online before you get started.  You’ll need to understand some of the basic concepts and terms used in tax lien sales.  The best way to start is by getting property tax sale listings.  These can be easily purchased online to give you a large amount of properties to choose from.  You will find out how much the property is selling for and how long the taxes have been in arrears.

The government performs tax sales.  These tax sales are done to collect taxes that haven’t been paid by the property owners.  Property owners have a certain amount of time to redeem their property by paying the back taxes in full including any interest charges that have been applied.  Once the redemption period is over the property will be sold to pay the taxes.  Typically the property is sold for the amount of the back taxes owed.  Taxes are usually paid in semi-annual installments in many states.

Getting a property tax sale listing is the first step in the process of buying a property. You can locate and purchase updated tax lien listings online.  The important thing about lists is that they be current since they are in a constant state of flux.  While you do pay for these lists you will find that they are well worth the price you pay if you find a property to purchase.  You can purchase tax lien lists for whichever state you are interested in or you can get them for multiple states.

Once you have a tax lien listing you can determine which properties you may be interested in pursuing.  You can proceed from there.  The process is not difficult but you will need to understand the procedures that need to be followed in each particular county or state.  To become more familiar with the process you may want to get a detailed guide or take an online class that will walk you through the entire procedure.

Information On Web Hosting Companies

Web hosting in Canada can be described as a tune-up that permits consumers to place web sheets on Internet. Website hosting examine forecasters recognize peak web hosting offers and tactics. They also offer a relative investigation that possibly will facilitate consumers to make a decision upon an appropriate web-hosting supplier.Antagonism linking web hosting corporations is stern for the reason that of rising e-businesses. It is all the time more flattering complicated to create an appropriate option surrounded by more than a few services accessible. Canada has turn out to be the center for web hosting corporations first and foremost for the reason that of its immediacy to United States of America joined with reasonably priced Canadian cash charges. A lot of free of charge web hosting Canada has made corporations to gather up and doing in the state. Announcements placed on these kinds of websites have prepared it promising to offer free of charge web sites as the beginning of such an idea in the year 2002.A significant summit to be distinguished when selecting a free of charge web hosting corporation is its status and the past record. If the hold up squad of any web hosting corporation is not well-organized enough then patrons and consumers, both might tend to experience some monetary losses. Though, such corporations rely on announcements for their continued existence. It is likely for a corporation stay alive on proceeds created by ads in an unfasten marketplace. Hence jeopardy issues are significantly condensed. There are a number of web hosting corporations that give their help for an in name only fee of few dollars for each month. This proffer is as first-class as free of charge for an American saver bearing in mind the excellence and elevated technological ability that Canadian corporations can supply. Free web hosting in Canada is not sensible for big business reasons as these corporations over and over again fit into place in deceitful actions and have concealed expenses that are exposed later on. On the other hand, Canada is one of those nations that carry out trade actions in a principled way. Threats for a saver are significantly inferior matched up to other corporations located in any supplementary state. Free web freedom index lists all network hosting organizations that present their services without charge of cost. Such kind of web site possibly will be a first-class place to look for a free of charge web hosting corporation that is consistent.

On A Foreclosure List, Properties Are Abundant And Quick-Selling

25 March 2010 Categories: general

On the average foreclosure list, properties are abundant. Most lists of foreclosure properties feature VA homes, HUD homes, REO properties, pre-foreclosures and other types of distressed real estate. In some areas, that can amount to thousands or even tens of thousands of properties. While there is a wealth of choice, however, buyers and investors need to keep in mind that on the typical foreclosure list, properties also tend to sell quickly. For the investor and the buyer, this means that a system is needed in order to ensure that promising properties do not slip away. Successful investors know that even though distressed properties are plentiful, there is also competition among buyers for the best properties. Successful investors often secure great bargains on foreclosed homes because they have a system for finding – and acting – on promising properties quickly.Even if you do not buy foreclosures professionals, you can and should develop your own system for finding the best bargains. This system should include the right mindset and the right tools. You will need a computer and access to a good foreclosure listing service. A good list service can save you plenty of time you could spend researching, and this allows you to hone in on available properties quickly, as soon as you find them. To be successful, you also need the right frame of mind. That is, you need to be prepared to act and buy when you find a property you like. You also need to stay optimistic and persevere to find the right properties. With a foreclosure list, properties are easy to find but you need a system to actually buy the best properties on the market. Using a foreclosure list, properties are, however, a real possibility, as you can use your foreclosure list to save time and hone in on the properties that are most promising.

Staying Out of Trouble With Ebay’s Listing Policies

While you can sell most things on eBay, quite a few things are banned. If you try to sell any of these things then eBay will remove your auction and all bids will be void. Here is eBay’s full list of prohibited or questionable items:Academic SoftwareAirline and Transit Related ItemsAlcohol (also see Wine)Animals and Wildlife ProductsAnti-circumvention PolicyArtifactsAuthenticity DisclaimersAutographed ItemsBatteriesBeta SoftwareBootleg RecordingsBrand Name MisuseCatalog SalesCatalytic Converters and Test PipesCelebrity MaterialCharity or Fundraising ListingsComparison PolicyCompilation and Informational MediaContracts and TicketsCounterfeit Currency and StampsCounterfeit ItemsCredit CardsDownloadable MediaDrugs & Drug ParaphernaliaElectronics EquipmentEmbargoed Goods and Prohibited CountriesEncouraging Infringement PolicyEvent TicketsFaces, Names and SignaturesFirearms, Ammunition, Replicas, and MilitariaFireworksFoodFreon and Other RefrigerantsGift CardsGovernment IDs and LicensesHazardous, Restricted, and Perishable ItemsHuman Parts and RemainsImportation of Goods into the United StatesInternational Trading – BuyersInternational Trading – SellersLockpicking DevicesLottery TicketsMailing Lists and Personal InformationManufacturers’ CouponsMature AudiencesMedical DevicesMisleading TitlesMod Chips, Game Enhancers, and Boot DiscsMovie PrintsMulti-level Marketing, Pyramid and Matrix ProgramsOEM SoftwareOffensive MaterialPesticidesPlants and SeedsPolice-Related ItemsPolitical MemorabiliaPostage MetersPre-Sale ListingsPrescription Drugs and DevicesPromotional ItemsReal EstateRecalled ItemsRecordable MediaReplica and Counterfeit ItemsSatellite and Cable TV DescramblersSlot MachinesStocks and Other SecuritiesStolen PropertySurveillance EquipmentTobaccoTravelUnauthorized CopiesUsed ClothingWarrantiesWeapons & KnivesWine (also see Alcohol)Most of this is very obvious – of course you can’t sell illegal things like drugs, pyramid schemes or stolen goods. Almost everything that is on the list is there because there is law against selling it. Some of the reasons, though, are a little strange. The ‘autographed items’ entry, for example, doesn’t mean that you can’t sell anything that’s been autographed – it just means that you can only sell it if it comes with a certificate of authenticity. The ‘artifacts’ entry prohibits you from selling Native American graves; ‘celebrity material’ means you can’t sell unauthorised pictures of celebrities; ‘embargoed goods’ means that you can’t sell anything that comes from Cuba… on and on it goes, and most of it you never need to know. If your chosen kind of item seems to be on the list, though, and you’re concerned that you might not be able to sell it, then check the full list at http://pages.ebay.com/help/policies/items-ov.html to see whether the item is banned entirely or there are just a few restrictions.eBay says it will remove any items that it believes violate copyright law, but in reality they don’t have that many people to monitor the site. You will generally only find that your auction gets removed if someone decides to report you – and even then, they might not get around to it.Really, buying and selling on eBay can sometimes feel more complicated than it really is, thanks to all the rules surrounding it – not to mention the jargon. Our next email is a ‘jargon buster’, to help you learn the language of eBay.

Your Old Digital Camera Might Be Repairable For Free Under Recall

24 March 2010 Categories: general

If you are like one of an estimated 75 million owners of a digital camera, at some point in time, your camera will more than likely develop one or more problems and would be in need of digital camera repair. Common problems include cracked LCDs, broken battery doors, jammed lenses or board level problems.
There are a set of digital camera models however, that develop their own unique problems, all stemming back to a batch of defective CCDs that Sony produced and used in these camera models.
What’s the big deal with the faulty CCD? Well Sony produced a series of CCDs for various digital cameras between the years of 2003 and 2005, for at least 20 different models. And in higher heat and humidity conditions, the CCDs would begin to fail, producing some crazy looking images or causing a black screen to show on your camera.
Here is a list of all the bad Sony CCD models that I can find right now, as I find more, I will add them to the list.

As Sony is the original sensor manufacturer for all of the other manufacturers’ products listed above (and given the vast array of products that they manufacture themselves) it should come as no great surprise that Sony has by far, the greatest number of affected products. This should not be taken as indicating any inherent deficiency in Sony products beyond the now discontinued sensors involved.
No service forms or mailing addresses are provided on the Sony US site. Rather, owners are instructed to contact the Sony Customer Information Services Center for further assistance at 1-866-703-7669.

Visiting British Columbia on Your Next Road Trip

24 March 2010 Categories: general

British Columbia is one of Canada’s most popular outdoor retreats. This vast province offers more natural wonders than any other part of Canada and, much like the American West, is an absolute haven for RVers. Plus in British Columbia campgrounds and RV camping resorts abound. To the east, the Canadian Rockies rise thousands of feet into the sky. To the west, the dense, fir-lined forests melt into the Pacific Ocean, where one can find coastal beauty in cities like Vancouver and Victoria or natural escapes in places like Vancouver Island and the Inside Passage.Emerald Lake was designated a UNESCO World Heritage Site in the 1980s for its paleontological treasures.  Just at the point where Alberta becomes British Columbia, is the Mount Assiniboine Provincial Park, which possesses the most impressive peaks in all of the Canadian Rockies. For starters, there’s Mount Assiniboine towering nearly 12,000 feet; even the “smaller” peaks surrounding it reach nearly 8,000 feet. The downside is that the park is somewhat secluded and grants limited access. However, if you’re the kind who likes to strap a pack to your back, Mount Assiniboine is quite a reward for any hiking excursion. As you make your way west, crossing into the province of British Columbia, the Yoho National Park welcomes visitors year-round to the western edge of the Canadian Rockies. The park itself is home to some magnificent beauty, including 30 “three-thousanders,” that is to say, peaks measuring more than 3,000 meters (almost 10,000 feet). This range offers not only impressive views, but also some of the wildest creatures in North America; including brown bear, mountain lion and moose. Unlike the sometime crowded Lake Louise, which lies just over a mountain, the serene setting of nearby Lake O’Hara is secluded by surrounding canyons and makes for a relaxing visit to this wilderness world. British Columbia RV camping resorts nearby accommodate the family tent camper and big-rig RVer, with a wide range of sites.Over the years, paleontological riches have consistently been unearthed at the nearby Emerald Lake. Justly named for its sparkling emerald water and green, rolling hills that surround it, Emerald Lake was designated a UNESCO World Heritage Site in the 1980s for its paleontological treasures. The biggest of Yoho’s lakes, Emerald Lake offers miles of hiking along its shoreline, including a trail leading to the Wapta Falls, a voluminous body of water that topples from the surrounding mountainside. If you head west of the Yoho National Park, the terrain begins to ease as you pass over the Continental Divide and into the Rocky Mountain Trench. There you will find the Kootenay National Park. Established in 1920, the park showcases nearly 600 square miles of landscape more diverse than its two national park counterparts to the east; lush meadows, crystal clear lakes, dense forests and more. Above the tree line, well into the background, stand an impressive range of mountains, though not as forbidding as those to the east. British Columbia campgrounds span the park perimeter. Marble Canyon is a 2,000-foot canyon carved out by the meandering Tokkum Creek. Today the walls of the canyon are so polished after centuries of wind and rain that the limestone walls resemble marble (hence the name). And then there’s the Paint Pots, a series of pools formed by river minerals, compliments of the Vermilion River that flows nearby. For the backpacker, this region offers a grand hike to Rockwall, a spectacular 3,000-foot cliff overlooking the valley floor far below.West of the Canadian Rockies and deeper into British Columbia is Glacier National Park. Straddling the U.S.-Canada border, Glacier National Park was designated in 1886 to protect a host of environmental goodies. Maybe they did too good of job protecting, as much of the area is inaccessible, except for serious backpackers, hikers, and the like. What Glacier does offer are a few exceptional roads and railways so you don’t miss out on the fantastic scenery. The Abandoned Rails Trail is one such meandering roadway that crosses through Rogers Pass, a national historic site. The Bear Falls Trail and the Hemlock Grove Trail reveal equally rewarding scenery as they gently pass through this often harsh terrain. Although Glacier National Park is inviting during the summer months, the winter months routinely prove a difficult time to visit with roads regularly buried beneath feet of snow. The adjacent Mount Revelstoke National Park offers forests of 600-year-old red cedar in these lush hills. Although serving as a wonderful example of a British Columbia rain forest, the real draw to Mount Revelstoke is its abundance of wildflower-covered meadows lining the valley floor. Take the 16-mile Meadows in the Sky Parkway as it winds itself up the side of Mount Revelstoke and its 6,388-foot summit. If visiting during the summer months, the meadows near the summit are a dazzling display of wildflowers. The region’s last national park is the Waterton Lakes National Park. Because of the geological formations and sudden upheavals of ancient times, Waterton Lakes National Park is the site of some of the most dramatic changes in scenery in western Canada. Rolling prairies suddenly end and turn into jagged mountainsides rising thousands of feet into the air. Relatively small in comparison to the surrounding parks (202 square miles), Waterton manages to preserve several charming lakes and waterways. In 1932, Waterton Lakes National Park was linked to its southern neighbor, Montana’s Glacier National Park, making it the world’s first International Peace Park. As you head west from the mountainous region of eastern British Columbia, the province’s western stretches welcome visitors with a varied environment all its own. Coastal islands are covered with pine forest, majestic rivers careen through rocky valleys, and beautiful cultural centers lay only miles from pristine wilderness escapes. The west coast of British Columbia remains as Canada’s most-visited region, and most British Columbia campgrounds are located here. Although summer months may bring the crowds to cities like Vancouver and Victoria, outdoor escapes are plentiful along the coast’s fjord-like shoreline, or around the interior mountain ranges.Using Vancouver as a starting point, an introduction to British Columbia can be had through several short and convenient excursions. The famous ski resort in Whistler offers spectacular skiing during winter months. Skiers from around the world regularly flock to this region to enjoy the long ski season found at both Whistler and Blackcomb Mountains. During the summer months, try out Highway 99, known as the Sea and Sky Highway. Along the way you’ll be able to soak up spectacular views of Howe Sound where rocky cliffs slip into chilly waters down below. No visit to Vancouver would be complete without spending time on Vancouver Island. In fact, put this on the top of your “Things to Do” list. The largest island on North America’s western coast, Vancouver Island covers nearly 12,000-square-miles of lush rain forests as well as considerable stands of fir trees. While a visit to the city of Victoria is a must when exploring the island, take advantage of Vancouver Island’s vast stretches of beaches and coastline. You’ll find the Pacific Rim National Park along the western rim of the island. Comprised of three distinct sections – the West Coast Trail, the Broken Islands, and Long Beach – the park is a unique setting, incorporating such characteristics as craggy cliffs, a meandering shoreline, sandy beaches and the ever-present rain forest.Upon the completion of your Vancouver diversions, hop the Trans-Canada Highway as it makes it’s way eastward into the interior of British Columbia. Originally a path taken by 19th century pioneers, today’s travelers can skip the hardships of those over a century ago and simply enjoy the impressive scenery along the highway. While this stretch of the road shows off plenty of natural splendor outside your window, there are a few natural wonders that should not be missed. The Fraser Canyon Highway leads to Hells Canyon, a 600-foot-deep niche carved out along the raging Fraser River. While descending into the canyon is all but impossible (maybe that has something to do with its menacing name?), a gondola-like tram is available to ease visitors to the canyon floor and a suspension bridge facilitates crossing of the white rapids of the Fraser. Next, visit what is regarded as the hottest place in Canada, the Rapids at Lytton. Set at the confluence of the Fraser and Thompson Rivers, these rapids are widely regarded as the best whitewater rafting in the entire country. Finally, follow the highway northward until you reach Cache Creek. This unusual area is a far cry from the rocky and wet canyons just south of it. Rather, Cache Creek is a dry, arid desert environment complete with coyotes and rattlesnakes.

Distressed Properties and Foreclosure Homes

23 March 2010 Categories: general

Successful foreclosure investors look at lots of properties before finding profitable buys. That’s why you must have a powerful and ongoing marketing plan to keep your pipeline full of opportunities.
Drive those leads to a local telephone number even if you are not local to them. The prospect list that you are mailing to is going to feel more secure if they are calling a local number than if they are calling an 800 number.
The perception of an 800 number is that it is a big company, but if it is a local number then it just must be the guy down the street that buys houses.
Try using an answering service. If you have people go to voicemail you will lose 50 percent of your callers. Understand that motivated sellers are really hoping that nobody is there that way they can say well I called but nobody answered the phone. You have to have a live person answering the call.
The other thing about an answering service is you are going to get seller phone calls at all times of the day and the night. And it’s not always going to be the most convenient time for you.
You may be working on something and all of a sudden get a seller call and it is hard to switch your mental thought process to properly handle the call.
Give the service your script of questions. A live person will answer the phone as if they are with your company. They will ask the questions, take the information and e-mail you the details.
Then you can call the prospect back at your convenience. Even if you are going to call them back right away what an advantage it is to already have that information.
Now you have the address so you can go in and pull comps before you call them back and know what the property is worth. You can figure out how much you think you might be able to offer for the property before speaking with them.
Remember when you get on the phone what your purpose is. At this point you are not trying to sell your service to them. It is not to buy the house. The first purpose of the phone call is to prequalify the caller.
You want to separate the prospects from the leads. They are all leads coming in but what you want to separate is the tire kickers from the ones that are real motivated sellers. And that prequalification process should take no more than 5-10 minutes on the phone.
What you are looking for is the answer to two questions. First, are they motivated and second are the numbers going to work?
Unfortunately you can’t come right out and ask if they are motivated to sell their house. You are going to have to build some rapport with them and find out what kind of motivation is there. Why is it that they are looking to sell there house right now? How soon do they need to move out?
The best indication appears when you start asking some of the personal questions. How much do they owe on their house… or you I throw out some lowball prices.
When they just laugh at you and they almost don’t want to continue, then you know this person is not really all that motivated. When you explain why your offering price came in so low and they say “let’s go on” I know I have a motivated seller.
The next question is, are the numbers even going to work? Is your offer in the ball park? If I can only pay $150,000, but they owe $250,000, then you aren’t even in the same ballpark.
If you can’t get them off that number then why go forward, why waste time? The first five is just about deciding whether you want to move forward with this caller or not. If they are motivated then you can spend an hour, hour and a half really building a rapport. By that time you should be on your way to making a deal.
Many investors complain about having too many leads. If you have 50 leads coming in you can’t spend an hour on the phone with each one. What you want to do is prequalify and find out which ones are motivated and really have the potential to become a deal. That is where you want to spend your time.

Michael Moore’s Sicko Should Have Considered Health Savings Accounts

23 March 2010 Categories: general

Michael Moore’s new movie SICKO is a humorous and at times emotionally moving look at the state of U.S. healthcare, but it promotes a solution (government healthcare) that would only make matters worse. Instead of more bureaucracy and government control, we should be encouraging competition among healthcare providers and personal responsibility among consumers. Health savings accounts, or HSAs, do just that, and are the future of healthcare in America.

Many people believe that a government take-over of healthcare coverage, called a “single-payer” system, is the answer. But if one simply looks at the countries that currently have single-payer systems, it is quite apparent that they are failed systems, with the citizens of these countries clamoring for change.

Because demand goes up when prices go down, the only way a government that provides “free” healthcare can control cost is by limiting access. So citizens in countries with single-payer systems always suffer long waits and lack of access to medical care and technologies.

For instance, in Canada there are currently over 800,000 people on waiting lists for medical procedures. The wait time for people who are referred for surgery is very long and can sometimes take over six months! If it weren’t for the fact that thousands of Canadians come to the U.S. each year for treatment, the average wait times would be even longer.

Per capita, Canada only has 20% the number of MRIs that the U.S. has, and only 14% as many CAT Scans. There are hundreds of prescription drugs available in the U.S. that are not yet available in Canada as they try to control costs.

The situation in Britain is no better, with over 1 million people currently on waiting lists. In June Britain’s Health Department found that 13% of patients wait over a year for scheduled surgery, and shortages are forcing more than 50,000 operations to be cancelled each year.

Waiting for surgery is not just an inconvenience; it can mean the difference between living and dying. For instance, in the U.S. the survival rate for stage 1 colon cancer is 90%; in Britain it is 70%. American women diagnosed with Stage I breast cancer have a 97% survival rate after 5 years; in Britain it’s only 78%.

As Americans contemplate copying these failed systems, citizens in Europe and Canada are headed in the opposite direction. Germany just recently passed laws to enhance insurance competition, Sweden has begun privatizing some of its healthcare, and millions of Europeans are finding ways to opt-out of their government healthcare systems.

In Britain there are now over 6.5 million people who carry private insurance, despite the availability of “free” coverage from their NHS. Another 250,000 self-fund each year for acute private surgery, because they don’t want to or cannot afford to wait. Even the Labour party now favors privatization of healthcare in Britain.

In 2005 the Canadian Supreme court issued a ruling which stated, “The prohibition on obtaining private health insurance… is not constitutional where the public system fails to deliver reasonable services.” Private healthcare clinics are now opening in Canada at the rate of five per month.

Unfortunately, under a socialized system, your body and your life are no longer under your control.

Isn’t it amazing that some of the same people who criticize government ineptness – including Katrina, the many screw-ups in the war on terror, No Child Left Behind, and more – actually think the government would do a good job managing the nation’s healthcare?

Freedom, choice, and innovation are what have given us the highest quality healthcare in the world. We absolutely do need change, but the answer is less government intervention, not more. By encouraging consumer-driven solutions, competition, and price transparency, we can help avoid the healthcare disaster that government control would bring.

One big part of the solution that is already beginning is the adoption of Health Savings Accounts. Over five million Americans already have an HSA set up, and over five billion dollars is already invested in these special bank accounts.

People who have an HSA can set aside money to pay for future medical expenses, and get a tax deduction to do so. Because you must have a high-deductible health plan to contribute to an HSA, these plans encourage people to more carefully spend their healthcare dollars, since money they don’t spend stays in the HSA.

The result is that medical providers once again are competing for customers by lowering prices, and increasing quality and convenience. Already we are seeing plummeting prices on prescription drugs, and low-cost medical clinics spring up in Wal-Mart and other retail locations.

As more and more people obtain HSAs, we will not only see a benefit for the consumers, but we will also begin to see more people who take a proactive attitude when it comes to their health. A Health Savings Account owner who exercises and eats right will likely have a much larger balance in their account by the time they retire.

These changes will result in a healthier and wealthier group of retirees and a smaller burden on our tax system in the future.
